8 X Three Storey Townhouses
Ben Lexcen, is an 8 x 3 Storey Townhouse development nestled in a Koala Habitat of Natural Bushland in Mt Warren Park.
With uninterrupted views to the east as far as Stradbroke Island, the project has been well thought out by the design Architect Dennis Butler of Vabasis Architects.
Starting out as a vacant site with an area of 6800 sq. m of which 3500 sq m will be developed or disturbed the site is located at the end of a Cul-De-Sac off Mt Warren Boulevard, Mt Warren Park.
With approximately 9m of fall from the back to the front of the site and 3500m3 of excavation in rock, the site required extensive retaining walls and rock anchoring for a few areas which had retaining walls nearly 8m in height. Not only did this prove challenging, but meticulous planning with the onsite crews, engineers and geologists was critical to the success of the structure, not to mention that all this was dealt with during a summer of 1000mm of rain falling while these works were carried out.
From the inside each of the townhouses living areas, front balconies, and main bedrooms, you have uninterrupted views to the east, while the rear facing bedrooms open onto courtyards with serene native bushland adjoining within the property. The abundance of wildlife including koalas gives the occupant a quiet shaded sanctuary to retreat to in the afternoon and enjoy nature while having a quiet drink.
The open plan living area complete with fully ducted air-con, timber floors and stairs and a well-appointed kitchen with walk in pantries to each of the townhouses provides for a great area for entertaining, with a larger group, you open the large sliding doors to the front balcony increasing the living to nearly double the area.
The main bedroom is well appointed with walk in robe and ensuite, while the other 2 bedrooms of each townhouse have built in robes and or built-in study desks, doubling as a study or home office.
The overall finished product has far exceeded the expectations of the client, and the architect as there is nothing remotely close to it in the local area.
